The largest capital project in University of Rochester history is moving forward at The Marketplace Mall in Henrietta. Building design is complete for the 330,000-square-foot UR Medicine Orthopaedics & Physical Performance Center, which will combine ambulatory surgery and other essential services in one convenient spot.

The $240* million project, first announced in November 2019, will create one of the largest and most comprehensive ambulatory orthopaedics facilities in the United States by 2023.

The Marketplace Mall’s owner, Wilmorite, is preparing the project site for handoff to LeChase Construction, pending final New York State approval for work to begin.

Over the past year, shoppers at the mall have seen the start of a very big transformation: partitions separate mall stores from work zones for the future Orthopaedics site; fencing surrounds the now-empty former Sears building, which will be repurposed as an ambulatory surgery center that’s scheduled to open in 2022. Above the surgery center, LeChase will build an all-new multi-story patient care tower with diagnostic imaging, clinic space, and other patient services. It’s slated for completion in 2023.

The center will be nearly three times the size of UR Medicine’s largest orthopaedic outpatient facility at Clinton Crossings, which is 120,000 square feet and routinely sees 17,000 patients a month.

UR Medicine is expanding to meet current and future patient demand for musculoskeletal services for patients of all ages. It has seen a 25 percent increase in orthopaedic surgery cases and a 60 percent increase in ambulatory visits over the past seven years.

Choosing the mall for the project offers several advantages. Located near the Thruway and interstate routes, and accessible by public transportation, the site provides convenient access for patients in Rochester and the region. Using the former Sears building as the shell for the surgery center significantly reduces project costs and shaves as much as a year off the construction timeline. Essential infrastructure – storm water drainage, utilities, parking – are already in place. And the new campus will give patients and visitors convenient access to shopping, restaurants and other amenities at The Marketplace Mall.

The project benefits the local economy, creating more than 300 construction jobs at LeChase and generating business for local construction supply firms. And it meets the guidelines for LEED (Leadership in Energy and Environmental Design), a globally recognized sustainability certification. LEED-compliant structures are energy- and water-efficient to reduce waste and lower their environmental impact and operating costs. 

Most orthopaedic outpatient programs now at Clinton Crossings will move to the new site. UR Medicine Orthopaedics plans to retain its other suburban locations, including those in Victor, Webster, Greece, and Penfield. 

The new campus will also become home base for many members of the Orthopaedics team; approximately 100 support and patient care staff are set to move into offices at the center later this year.
